Who is the developer and building company?

This new Village is proudly being developed by the Bluehaven Group. As a long-term and leading developer in the area, Bluehaven has played a key role in shaping the community through a range of successful projects. The construction of the homes will be built exclusively by Golden Homes, one of the country's most highly regarded home builders.

This Village is the third project in Pāpāmoa between Bluehaven Group and Golden Homes, with the first two Villages selling-out soon after release.

Can I have visitors to stay?

The homes at the village are for owner occupiers. Visitors are welcome to stay for short periods of up to 10 days within a 30 day period.

How is rubbish collected?

Rubbish collection is managed by the local Council, and each home will be provided with the appropriate bins as part of your rates.

Can I have a pet at the village?

Pets are welcome! However, some conditions do apply — for example, there may be restrictions on the size or type of pet to ensure harmony within the village community.

What fixtures and fittings come with the home?

Each home is brand-new, crafted for low-maintenance, energy-efficient living in a vibrant over-55s community. Designed with comfort and practicality in mind, the open-plan layouts, internal access garages, and seamless indoor-outdoor flow make daily life both easy and enjoyable.

Your two-bedroom home comes fully equipped with quality fixtures and fittings, including a heat pump, dishwasher, durable floor coverings, and blinds. Outdoor spaces are ready to enjoy too.

Can the colour of the dwelling be changed after they are constructed?

If you purchase early (off the plans), you may have the opportunity to personalise aspects of your home’s exterior colour palette from the options available. Once constructed, the exterior colours must remain consistent to maintain the cohesive look of the village.

Interior colours can be altered to suit your personal style at your own cost, and you’re welcome to add your own landscape touches to your grounds, giving your home that extra bit of personality.


Legal and Financial Questions

What is the purchase price and what does it include?

Homes in the village start from $550,000. This price covers the full ownership of your brand-new home — including all fixtures and fittings. While the land is leased from the village operator, you own your home and the improvements.

Is there an age requirement to live in the village?

Yes – all residents must be at least 55 years of age at the time of purchase. This ensures a like‑minded, relaxed community atmosphere that complements our lifestyle offering.

What are the costs of living in the village?

The current weekly rent of $165 (current at September 2025) covers the lease of the land and access to the home via the landlord's property. In addition to the rent, there is also a small operating cost that goes towards water rates and infrastructure insurance.

As a resident, you'll be responsible for your own living expenses, including land rates, power, and other utilities, just as you would in a typical home. As the homes are modern and low-maintenance, ongoing costs are designed to be manageable, helping support an easy and affordable lifestyle.

Is the lease assignable to another party upon sale?

If you decide to sell your property, the lease can be assigned to another party with the written consent of the Landlord. This ensures that any new residents meet the village’s eligibility criteria.
